Rent, deposits and notices, worked out for small landlords

For people who rent out a duplex, a basement unit or a few houses and do the paperwork themselves. Each page answers one question, shows the arithmetic on an example unit, and cites the state law it depends on.

Sample: first month's rent for a mid-month move-in
Monthly rent
$1,450.00
Move-in
October 18
Days in October
31
Days the tenant has the unit
14 (18th to 31st)
Rent for October
$654.84

$1,450.00 × 14 ÷ 31 = $654.84

Some leases divide by 30 days or by 365 days a year instead, and the result changes. The lease decides which.

Guides

The first guides are still being checked against state law. Each one will cover a single task, such as raising the rent with the right notice or returning a deposit on time.

Calculators

Calculators run in your browser and show their math, starting with the prorated rent above.

How the answers are checked

Landlord rules come from state statutes and city codes, so every rule here names its place, links to the law, and carries the date we last checked it. How a page gets made
