What Leasolio is

A reference site for small landlords: people with one to ten units who collect the rent, write the notices and file the taxes themselves. It covers the money and paperwork of a rental, such as prorated rent, late fees, deposits, rent increases, lease endings and depreciation, one question per page.

Who owns it

Leasolio is privately owned and independent. It isn't connected to a property manager, a tenant-screening company, an insurer, a lender or a law firm, and no company pays to appear on it. Nobody behind the site is a lawyer or a tax preparer, so the pages don't ask you to take our word for a rule: each one links to the law or IRS publication it comes from.

How a page gets made

  1. We pick a question landlords actually search for, using search data, and read what already ranks for it.
  2. We read the rule at its source: the state statute, the city ordinance, the IRS publication.
  3. We draft with AI writing tools, then check every rule, deadline and dollar amount in the draft against that source before the page goes up.
  4. Example units are invented to show the arithmetic, and each one is labeled as an example.
  5. The "Checked" date at the top of a page changes only when we have checked its rules again.

Corrections

Rules change, and we miss things. If a page is wrong for your state or city, email contact@leasolio.com with the page, the jurisdiction and, if you have it, the citation. We correct confirmed mistakes and update the page's "Checked" date.
